Single-Family:

Sales were down by 12% in May. The average sales price was flat while the median sales price increased by 4%.
Pending sales dropped 3%. T
he number of new listings declined by 15% and the active listings by 27%. The months of inventory fell to 1.2 months.

This is the 3rd months in a row of declining sales. However, it does not appear this is due to demand but rather to the shortage of supply. Buyers, as in other areas, are just having a difficult time finding a home to purchase.

Frisco, TX Residential Sales Report for May

Single-Family:

Sales in the Frisco area were up by 10% in May as compared to a year ago. The average sales price increased by 7% while the median sales price was up by 9%. Pending sales showed a slight 2% increase. The number of new listings fell 11% and the active listings dropped 1%. The months of inventory remained at 1.6 months. About 33% of the active listings are builder’s new homes. The average sales price of a builder’s home is $505,738.

Leases:

Leases jumped 23% in May. The average rent increased by 4% and the median rent by 3%. Pending leases climber by 112%. The number of new listings increased by 13% and the active listings by 57% . Unfortunately these increases only increased the months of inventory to 1.3 months. It’s a very tight market.

McKinney, Tx Residential Sales Report for May

Single-Family:


Sales were up by 10% in McKinney for the months of May. The average sales price climbed by 14% and the median sales price by 16%. As in other areas, we continue to see the majority of the sales concentrated in the upper price ranges. Pending sales increased by 9%. The number of new listings fell by 14% and the active listings dropped by 21%. this pulled the months of inventory down to 1.3 months.

Leases:


Leases jumped 23% as compared to a year ago. The average rent increased by 4% while the median rent rose by 3%. Pending leases were up by 112%. The new listings climbed by 13% while the active listings jumped by 57%.  Unfortunately this only increased the months of inventory to 1.3 months so if you are looking for a property to rent, you still will have a hard time.

Allen, TX Residential Sales Report for May

Single_Family:

Sales were off by 11% in Allen for the months of May. The average sales price jumped by 24% while the median sales price was even higher at 26%. About 40% of the listings in MLS are builder new homes. These homes are all in the upper price ranges and their sales are a contributing factor to the large increases in the average and median sales prices.
Pending sales were up by 13%. As has been the trend, the number of new listings declined by 12% and the active listings by 20%. The months of inventory fell to 1.7 months.

Median Sales Price: 320,000
Pending Sales: 129
New Listings: 186
Active Listings: 207
Months of Inventory: 1.7

Leases:

Leases were flat in May. The average rent was up by 5% while the median rent rose 3%. The pending leases jumped by 344%. Last May was a very low month for leases. New listings increased by 30% and the active listings by 21%. These increased only brought up the months of inventory to 1.5 months.
