Plano managed to eke out a 1% gain in home sales compared to last May. Pending sales fell 5%. not a good sign for June Sales. The average sales price rose 4% while the median sales price came in flat.  New listings dropped 7%. Active listings increased 7% again as compared to last May. The months of inventory is half way to a balanced market at 3 months.

Dallas Area Residential Sales Report for May - Garland TX


Well buyers were out in full force in the Garland area in may. homes sales jumped 44% and pending sales rose 20%. the average sales price increased 1% while the median sales price climbed 2%. We saw a 5% rise in the number of new listings and the active listings were 35% higher than last May. The months of inventory remains very low at 1.7 months.

Home sales were up a strong 8% in May as compared to last May. Pending sales were down 8%. That's not good for June sales. The average sales price took an 8% hit while the median sales price was flat. We are starting to see a number of price reduction. New listings climbed 13%. Active listings were 71% higher. This number is a little distorted because listings were so very low last May. A better indicator of available inventory is the months of inventory which now stands at 2.5 months. 6 months is considered a balanced market.

Pending sales jumped 16% so it looks like June will be a positive sales month. The number of new listings increased 1%. Active listings declined 2%. Not any help if you are a buyer! May was a good month for home sales in the North Dallas Area with sales up 5% and pending sales increasing 8%. The average sales price rose 1% but the median sales price fell 6%. Looks like there were some gyrations in the make up of the sales. New listings dropped 3%. Active listings came in 175 higher than last May. The months of inventory is now at 4.5 months.

Dallas Area Residential Sales Report for May


May was a pretty good month for home sales in the Dallas area. Sales were up 6%. The average sales price and the median sales price were both up 3%. New listings came in up 4%. The number of active listings were 17% higher that last May. Months of inventory now stands at 3.1 months. With 6 months being considered as a balanced market we are only half way there.

The strong spot in the market continues to be the range between $200,000 to $399,999. This area of the market represents 54.4 percent of all sales. The range between $100,000 to $199,999 remains very tight with about a 1.5 month supply. Million plus properties are in a buyers market with a 12.2 months supply.
