Frisco, TX Residential Sales Report for March

Single-Family:

Sales were flat in the Frisco area in March. The average sales price increased by 5% while the median sales price climber by 8%. As in most other areas of the Metroplex, buyers are having a hard time finding houses to purchase due to the shortage of inventory.
The pending sales increased by 8%. There was a 9% increase in new listings and a 2% increase in the active listings. A little over 60% of the active listings in MLS are builder’s new homes. The months of inventory now stands at 1.4 months.

Median Sales Price: $346,560
Pending Sales : 322
New Listings: 424
Active Listings: 462
Months of Inventory: 1.4

Condos and Townhouses:

There are not enough condos and townhouses in Frisco to justify a report.

Leases:

Leases were up by 34% in March. The average rent increases by 7% and the median rent by 5%. Pending leases jumped 126%. New listings were up by 31%. Active listings increases by 59%. While the months of inventory did increase, we still only have a 1.4 months supply for rent.

McKinney TX Residential Sales Report for March

Single-Family:


Sales were up by 85% in McKinney for March. The average sales price increased by 18% while the median sales price climbed by 19%. As in other areas, A Lot of this increase is due to a disportionately  amount of sales in the upper price ranges. Pending sales jumped by 27% so We can count on a strong April sales.  The number of new listings increased by 7% but the active listings declined by 22%. About 33% of the listings a builder new homes. The months of inventory fell to 1 month.

Median Sales Price: $278,500
Pending sales: 233
New Listings: 276
Active Listings: 235
Months of Inventory: 1


Condos and Townhouses:


There are very few condos and Townhouses in the McKinney area. The number of sales is too low for any meaningful analysis.


Leases:


Leases were up 7% in March. The average rent declined by 4% while the median rent fell by 1%. Pending leases jumped by 157%. March of last year was a slow month for rentals. The number of new listings fell by 4% but the active listings climber by 27%. While this is good news, the months of inventory sits at only 1.1 months.

Allen, TX Residential Sales Report for March

Sales were up by 3% in the Allen area in March. The average sales price increased by 8% while the median sales price climbed 7%. Pending sales were down by 18%. In the other areas where we have seen a drop in sales or pending sales, it can be  chalked  up buyers just not being able to find the house they want due to the extreme shortage of inventory. New listings declined by 15% and the number of active listings fell 1%. About 40% of the active listings are builders new homes.

Months of Inventory. 1.5

Condos and Townhouses:

There are not enough condos and townhouses in the Allen area to make a meaningful report.

Leases:

Leases were off by 27% in March. The average  and median rent increased by 2%. The pending leases jumped by 360%. Last March numbers were very low. The number of new listings climbed by 14% and the active listings by 16%. The months of inventory remains very low at 1.3 months.
