Wylie Residential Sales Report for April
Sales were off
Single-Family:
Sales were down by 4% and the pending sales 17%. At this time it looks like this drop was in new construction. The average sales price jumped 16% and the median sales price increased by 15%. The number of new listings declined 45%. The active listings fell 6%. This caused a decline in the months of inventory to 1.2 months. 6 months is considered a balanced supply.

Median Sales Price: $282,500
Pending Sales: 81
New Listings: 79
Active Listings: 127
Months of Inventory: 1.2

Garland Residential Sales Report for April
Sales and pending sales were both very strong in April!
Single-Family:
Single family sales jumped 30%. The average sales price rose 9% as compared to a year ago while the median sales price increased 10%. Pending sales jumped 26%. The number of new listings fell 18% and with all the sales the active listings declined by 36%. The months of inventory now stands at 0.6 months. In over 30 years in the real estate business I have never seen a shortage of houses like this!

Sales were up a strong 22% in April. The average sales price rose 18% while the median sales price increased by 11%. Pending sales increased by 8%. The number of new listings fell by 17% and the active listings dropped by 9%. Carrollton/Farmers Branch and Richardson share the distinction of having the lowest months of inventory in the area. both are at 0.9 months making it very difficult to find a home.
