Dallas Area Residential Sales Report for December - Wylie TX

Sales were up a strong 11% in Wylie compared to last December. The average sales price rose 14% while the median sales price climbed 26%. Those increases seemed very large to me so I took a look at the actual makeup of the sales. It turns out that about 50% of the sales were builders new homes and they had an average sales price of $351.569 while per-owned homes average sales price was $287,397. Pending sales were healthy with a 11% increase. The number of new listings fell 22% while the active listings were up 13%. The months of inventory tell the real story. 1.3 months is a very short supply. Wylie is solidly in the sellers camp.
