Sales were up 10% in the Wylie area for May. The average sales price climbed by 16% while the median sales price jumped 23%. As in other areas of Dallas, Sales were mostly in the upper price ranges helping pull the averages up. In addition, a number of the sales were new construction. The average new construction sales price was $368,102 considerably higher that the overall average.
Pending sales declined by 6%. don’t think we need to read anything into this. The number of new listings increased by 21% and the active listings rose 11%. this did help the months of inventory increase to 1.7 months. still a very tight market.
About 40% of the active listings are builders new construction.
