Single- Family:
Sales increased 8% as compared to a year ago. The average sales price increases 11% and the median sales price rose 14%. Pending sales dropped 8%. The number of new listings fell by 2% and the active listings gained 7%. The months of inventory increased slightly to 1.7 months.

Leases:
Leasing activity experienced a 4% drop in September but the pending leases were up by 34% so the drop really does not mean anything. Average rents increased 2% while the median rent was up by 3%. We got a sharp increase of 24% in the new listings and this increased the active listings by 8%. However, the months of inventory only increased to 1.3 months. It's still hard to find a property to lease.
