Dallas Area Residential Sales Report for September - Garland TX
Sales declined 7% in Garland as compared to last September.  More troubling was the 10% fall of in the pending sales number. This is not setting up for a good October. The average sales price dropped 1% while the median sales price rose by 2%. Price increases have certainly moderated. The number of new listings fell 12%. Active listings rose 24%. As in other areas the active listings number is a comparison to last September when listings were extremely low. The months of inventory tells a better story about the market. It now stands at 1.8 months. With 6 months considered a balanced market, you can readily see that Garland is still very tilted to the sellers side.
