Sales were up 10% as compared to last May. The average sale price rose 4% as did the median sale price.
Pending sales increased by 3%. The number of new listings fell 5% while the active listings declined by 10%. Not any help for Buyer's with supply. The months of inventory now stands at 1 month.

Frisco TX Residential Sales Report for May

Sales were flat. Inventory jumps!
Single-Family:

Sales were flat in May as compared to a year ago. The average sales price rose 3% while the median sales price was up by 9%. Sales prices continue to be concentrated in the upper price ranges. Sales in the lower price ranges are strong but there is just no inventory. Pending sales increased 18%. The number of new listings had a nice increase of 12% while the active listings really to a jump up with a 35% increase. The risr in listings pushed the months of inventory up to 2.2 months. While it's good to see the increase in listings if you are a buyer, it is only mildly helpful. We are still way short of the 6 months that is considered a balanced supply/demand number. We are still very much in a Seller's Market.

Median Sales Price: $381,380
Pending Sales: 444
New Listings: 553
Active Listings: 718
Months of Inventory: 2.2

McKinney TX Residential Sales Report for May

Sales continue to be strong
Single-Family:

Sales were up by 8% as compared to last May. The average sales price continues to increase and was up 6%. The median sales price was also up by 6%. The pending sales number took a jump of 26% so we can look forward to good sales numbers in June. The new listings were flat but the active listings rose 23%. The rise in the active listings caused an increase to 1.6 months in the supply as measured by the Months of Inventory. 6 months is considered a balanced supply/demand number so you can see we are heavily slanted to the seller side.

Median Sales Price: $307,900
Pending Sales: 295
New Listings: 303
Active Listings: 373
Months of Inventory: 1.6

It's still very much a Sellers Market in McKinney
Single-Family:

Sales were up by 8% in May as compared to a year ago. The average sales price increased by 6% as did the median sales price. Pending sales took a jump of 26% so June is looking pretty good. The number of new listings was flat but the active listings rose  by 23%. It's good to have more supply, but this increase only took the months of inventory up to 1.6 months. 6 months is considered a balanced supply/demand.

Sales were up sharply in May
Single-Family:

Sales jumped 38% in May as compared to last May. The average sales price was flat while the median sales price increased by 2%. Pending sales also took a large jump up 34% so we can anticipate June sales numbers will be good. The number of new listings rose 1% and the active listings climbed 5%. The months of inventory now stands at 1.7 months. Not a great supply!

Sales were off slightly.

Sales were off by 2% in May. Nothing to be concerned about here because pending sales took a 24% jump. Just some gyrations in closings. The average sales price declined by 4% while the median sales price was down by 1%. Again nothing to be concerned about. The number of new listings dropped by 6% while the active listings rose by 3%. The months of inventory now stands at 1.5 months

Median Sales Price: $315,000
Pending Sales: 381
New Listings: 450
Active Listings: 456
