Twice a year, Richardson's Cottonwood Park plays host to an immensely popular free celebration of all the good things in life: art, craft beer, local music, and family fun.
After a down month in July, sales increased by 14% in august as compared to a year ago. The average sales price rose 11% as did the median sales price. Pending sales were up by 3%. The number of new listings climber by 3% while the active listings took a jump up of 28%. This increased the months of inventory to 2.5 months but this is still well short of the 6 months that is considered a balanced market.

More home owners are making a move from some of the priciest housing markets, like California, and moving to lower-cost areas, like Texas and Arizona, shows a new analysis by CoreLogic.
The Dallas region's home price gains continue to rank among the hottest in the country, posting a better than 8 percent increase year-over-year in a new 20-market comparison.
Sales were up 4% in august as compared to the same tile last year. The average sales price jumped 12% while the median sales price increased 7%. Sales continue to be concentrated in the upper price ranges primarily due to the extreme shortage of properties under $200,000. Pending sales were flat. The number of new listings fell 6% but the active listings jumped 24%. The increase in active listings is helpful to the over all market but it only caused the months of inventory to increase to 2.2 months. Still very short of the 6 months that is considered a balanced supply/demand.
