Sales were up 10% in Frisco in February as compared to the same time last year. The average sales price rose 6% and the median sales price increased 1%. Pending sales climber 8% so we can anticipate next months sales will be positive. The number of active listings were up 1% but the number of active listings jumped 33%. This caused the active listings to move to 2.1 months. Still not a great supply when you consider that 6 months is a balanced supply.
Old East Dallas’ Munger Place neighborhood is holding a wine walk and tour of homes in the historic district on April 1st. McKinney single-family sales were up 6% in February as compared to the same time last year. The average sale price increased 14% while the median sales price rose 13%. Pending Sales were flat. We did see a nice jump of 19% in the number of new listings and the active listings increased 38%. It looks like most of the increase was in builders listings they new homes. The months pf inventory now stands at 1.9 months. With 6 months being considered a balances market, we are still very tilted to the seller side.
Sales were up 7% in February as compared to the same time last year. The average sales price increased 10% and the median sales price rose 8%. Pending sales took a sharp drop of 22%. Not sure what caused that drop unless it was the shortage of inventory. New listings fell 15% and this dropped the active listings to a minus 5%. The months of inventory declined to 1.2 months.
By the way, if you are looking for a home under $200,000 you had better concentrate your search somewhere besides Allen. As of this writing, there is only 1 home listed in MLS under $200,000.

Pending sales were up 17% so we can anticipated next months sales numbers should be positive. The number of new listings rose 4% and the active listings increased 2%. This brought the months of inventory to 1.2 months.

Far North Dallas Residential Sales Report for February
Sales fell 14% in February as compared to last year. I would not read anything into this number because pending sales were up 12% so it just looks like some gyration in the market. The average sales price climber 20% while the median sales price rose 5%. The number of new listings rose 5% but the active listings declined 15%. This dropped the months of inventory to 1.6 months.
