Sales were flat in November
Single-Family:
Sales were flat as compared to a year ago. The average sales price increased by 6% as did the median sales price. Pending sales were off by 16%. This is the only area that I report on that experienced a decline in pending sales and the typical house in this area is in the most popular price ranges for November so this looks like some kind of an aberration.
The number of new listings increased by 18%. The active listings were flat. The months of inventory now stands at 1.9 months. A very short supply!
Sales: 78
Average Sales Price: $445,028
Months of Inventory: $362,750
Pending Sales: 67
New Listings: 84
Active Listings: 191
Months of Inventory: 1.9
