Richardson TX Residential Sales Report for May

It's very much a Seller's Market!

Single-Family:

Sales were up by 3%. The average sale price jumped 22% while the median sale price increased 24%. Prices continue to rise due to the extreme shortage of homes on the market and the fact that you can hardly find a home in Richardson for under $200,000. Pending Sales rose by 13%. The number of new listings declined by 3% and the active listings dropped by 1%. The months of inventory now stands at 0.9 months. 6 months is considered a balanced supply, so you can readily see how far the market is tilted to the seller's side.

Average Sales Price: $290,166
Median Sales Price: $280,000
Pending Sales: 134
New Listings: 136
Active Listings: 90
Months of Inventory: 0.9
