Far North Dallas Residential Sales Report for November

Sales were strong in this area!
Single-Family:

Wow!! Sales were up an incredible 52% as compared to the same time last year. The average sales price rose by 11% while the median sales price climbed 10%. Pending sales jumped 24% so we can defiantly say that December sales will be up. The number of new listings rose 10% as did the active listings. While we all want to see more inventory, these increases only took the months of inventory number to 2.3 months. We are well short of the 6 months that is considered a balanced market and still deep into a Sellers Market.

By the way, new housing starts numbers came out this morning and starts were down sharply. All of the decrease was in Multi-Family starts.

Pending Sales: 83
New Listings: 92
Active Listings: 211
Months of Inventory: 2.3
