Carrollton/Farmers Branch Residential Sales Report for July

Single-Family:

Sales were up a strong 19% in the Carrollton-Farmers Branch area in July. The average sales price increases by 10% while the median sales price rose by 19%. Sales continue to be concentrated in the upper price ranges. The pending sales jumped by 36% so we can look forward to a good August report. The number of new listings increased by 9% buy the active listings fell by 11%. The months of inventory declined to 1.5 months.

Leases:

The leasing market  increased by 22%. The average rent was up by 3% and the median rent increases by 4%. Pending leases were up sharply. The number of new listings rose 17% and the number of active listings was up by 13%. However, this month increased the months of inventory to 1.1 months. Not much to chose from.

Homebuilders call new labor law ruling crippling



Homebuilders are balking at a new labor law ruling that puts them on the hook for issues involving millions of subcontractors. Roofers, plumbers, electricians, framers are just some of the 25 categories of subcontractors used to build a home. The National Labor Relations Board (NLRB) could, in some cases, now deem them "joint employees" of the homebuilders.

Single-Family:

Sales were up by 2% in July as compared to a year ago. The average sales price climber by 10% while the median sales price rose by 12%. Part of the price increase as in other areas is caused by sales being skewed to the upper price ranges.  Pending sales jumped up by 39% so we can count on a good August report. The number of new listings increased by a healthy 30% and the active listings by 22%. While it's great to see the supply increase, this only moved the months of inventory to 2 months. Still a very low supply.

Leases:

Leases increased by 6% in August. The average rent rose by 2% and the median rent by 3%.

The months of Inventory climbed to q.6 months. It's tough to find a good rental property in Frisco.

5 Vintage Interiors that Have Stood the Test of Time


Flip through a design magazine from 25 or 15 or even five years ago, and chances are you'll see a lot of interiors that look more than a little bit dated. What's trendy in one era (shag carpeting, avocado appliances, supergraphics) can seem downright odd in another. But every once in a while, in the midst of a deep dive into interiors from times past, I'll see a space from a past era that seems strangely current.

Single-Family:

Sales were of by 13% in McKinney as compared to a year ago. Several of the other northern suburbs had either small increases or declining sales in July. Due to the large amount of new construction in these areas, I believe that these declines are due to builders just not being able to meet the demand in a timely manor. The average sales price rose by 7% while the median sales price increased by 6%.
Pending sales climbed by 7%. The number of new listings increased by 7% but the active listings were flat. The months of inventory remained at 1.7 months. Not much of a supply.

Leases were down by 3%. The average rent was flay and the median rent fell by 2%. Really nothing much changing. Pending leases jumped 183%. The new listings declined by 5% and the active listings dropped by 8%. The months of inventory remains very tight at 1.1 months.
