Frisco TX Residential Sales Report for January

The Frisco Market was jumping in January!
Single-Family:

Sales jumped 34% in January as compared to a year ago. The average sales price was flat and we saw a small decline of 2% in the median sales price. Just some monthly gyrations in the sales. Pending sales also took a jump of 35% so it looks like February's sales numbers will be good. There was a very nice increase of 29% in the new listings and an 11% increase in the number of active listings. With these increases the months of inventory rose to 1.4 months. 6 months is a balances supply so we can say that it's still very much a Seller's Market in Frisco.

McKinney TX Residential Sales Report for January

Every category was up in January!
Single Family:

Sales increased by 4% as compared to a year ago. The average sales price rose 4% while the median sales price was up by 9%. Pending sales to a big 31% jump so we can say that February will see positive sales numbers. A 30% rise in the new listings helped the active listings climb by 27%. However, these increases only managed to raise the months of inventory number to 1.3 months. A 6 month supply is traditionally considered a balanced market so you can see that we are tipped heavily to the Seller's side.

The pending listings number took a nice jump of 20% indicating we will have a good number to report in February. The number of new listings were up by 16% however, the number of active listings fell by 20%. This dropped the months of inventory to 1.1 months. 6 months is considered a balanced supply/demand number so you can easily see that we are very much in a Seller's Market.
