Inventory is very low. It's definitely a Seller's Market.
Single-Family:

Sales were up by 9% in December as compared to a year ago. The average sales price declined by 5% but the median sales price increased by 2%. Really sale prices were just flat. The pending sales number took a big leap up 31%. The number of new listings rose 5% while the active listings increased by 17%. Unfortunately these increased only brought the months of inventory to 0.9 months. A balanced supply is normally considered to be 6 months so you can easily see how much the supply/demand is out of balance.

Sales were up by 4% in December as compared to a year ago. The averaage sales price increased by 5% while the median sales price dropped by 2%. Could say things were flat. The pending sales numbers jumped by 34% so we can look forward to a good sales number in January. The number of new listings increased by 3% and the active listings by 7%. This increased the months of supply to the gigantic number of 1.4 months. It's still very much a Seller's market.
