Frisco, Texas Residential Sales Report for September

Just about flat!
Single-Family:

Sales were off by 1%. Big deal! The average sales price rose 8% while the median sales price jumped 14%. What drove the median up so much? Well, there were only 3 sales under $200,000. Pending sales creeped up a paltry 2%. The new listings increased 10% while the number of active listings rose 30%. This increased the months of inventory to a whopping 2.4 months. with 6 months considered a balanced supply, you cannot call this market anything but a Sellers Market.

McKinney, Texas Residential Sales Report for September

Sales were up!
Single-Family:
Sales climbed 11% in September compared to last year. The average sales price was up 10% while the median sales price rose 13%. If you are looking for a home under $200,000 you have 7 to chose from today. Pending Sales fell 1%. that's to small a number to tell us anything about next month. The number of new listings increased 5% and the active listings jumped up 30%. while this is a nice increase to see if you are a buyer, it only moved the months of inventory to 2.2 months. It's still a Sellers Market.

Allen Texas Residential Sales Report for September

Sales were off a little
Single-Family:
Sells fell a scant 2% in September as compared to a year ago. The average sales price climber 8% while the median sales price rose 4%. If you are looking for a home in Allen under $200,000, as of this writing you would have exactly 6 to chose from. Pending sales declined by 17% so its possible that the October sales numbers will be negative. The number of new listings jumped 46% and the active listings increased 34%. Unfortunately these increased only brought the months of inventory up to 2.1 months. Still well short of the 6 months that is typically considered a balanced supply/demand. It's a Sellers Market in Allen.

Lake Highlands/NE Dallas Residential Sales Report for September

Sales were down!
Single-Family:

Sales took a sharp drop of 20% in September. The average sales price continued to increase and was up 9% while the median sales price increased 10% as compared to this time last year. Pending sales did not do any better being down 20%. The number of new listings fell 18%. The active listings dropped 3%. The months of inventory now stands at 2.3 months. It's still a Seller's Market.

As of this writing, there are 7 homes in this area priced under $200,000. If you are a first time home-buyer and looking under $200,000 you really don't have much to choose from. You can see the entire inventory in about 2 and a half hours.

Richardson Texas Residential Sales Report for September

It's a Seller's Market in Richardson
Single-Family:
Single family sales were down by 4% and the number of pending sales declined 17%. Richardson has one of the smallest supply of homes on the market in the area. The months of inventory stands at 1.1 months and because of this shortage buyers are having a very difficult time finding a home to purchase. The average sales price climbed 18% as did the median sales price. The number of new listings dropped 7% and the active listings declined 13%.
Just before writing this article, I checked with our MLS. There are 4 homes in Richardson on the market under $200,000. If you are a buyer in the under $200,000 price range, I suggest that you might be better off looking in another near by City such as Garland.
