Sales took a 13% drop in October as compared to Last October. Pending sales however were up 6%. The average sales price rose 4% while the median sales price increased 2%. New listings were up 6% while the active listing gained 43%. This just shows how few listings were on the market last year. The months of inventory is now at 2 months. With 6 months considered a balanced market you can easly see how far we a tilted to the Seller's side. No help for buyer's in site.

Garland sales were strong!

October was a good months for home sales in Garland. Sales were up 28%. The average sales price increased 13% as did the median sales price: Pending sales came in with a nice rise of 9%. New listings increased 11% while the active listings jumped 41% as compared to last October.  The months of inventory now stands at 1.3 months, Not a good number if you are a buyer.. We can safely say that Garland is firmly in a Seller's Market!

Sales took a sharp drop in October down 13% as compared to last October. The average sales price continued it's march upwards with a 17% increase while the median sales price rose 12%. Pending sales weren't any better down 19% so we can probably anticipated a negative sales number for November. The number of new listings fell 11% but the active listings rose 2%. The months of inventory now stands at 1.2 months. It's still very much a Seller's market!

Sales were off
Home sales in Frisco were down 1% in October as compared to the same time last year. The average sales price increased 2% while the median sales price rose 6%. Pending sales also came in at a negative 3%. Don;t know what that will mean for November sales. The number of new listings  increased 6% and the active listings jumped up 32%. Unfortunately if you are a buyer, these increases only took the months of inventory up to 2.9 months. Still well short of the 6 months considered a balanced market. We are still very much in a seller's market.

New listings jumped 18%. The number of active listings shot up 65%. With this increase in inventory, buyers will find it just a little easier to find a home: However, the months of inventory remains low at 3.3 months. With 6 months considered a balanced market, McKinney is still tilted to the Seller's Favor.

Sales in Allen for October were up 20% as compared to last October. The average sales price declined 6% while the median sales price fell 5%. These price declines look like they were concentrated in the new build sector as builders tried to move some inventory. Pending sales were up a strong 16% so we can anticipated a positive sales number for November. The number of new listings rose 13% and the active listings climbed 12%. The months of inventory now stands at 2.1 months. This is well short of the 6 months considered a balanced market. Not really very helpful if you are a buyer.

October sales in Plano came in up 18%. The average sales price increased 7% while the median sales price rose 5%. Pending sales were flat so November could be kind of iffy. The number of new listings increased by 16% and the new listings jumped 25%. Months of inventory increased to 2.1 months. This is not a great number if you are a buyer. It's still very hard to find a home in Plano.

Sales were up 5% in October as compared to the same time last year. The average sales price increased 3% while the median sales price took a jump of 9%. Sales continue to be concentrated in the upper price ranges. Pending sales climber 26% so we can anticipate that November sales will be positive. The number of new listings rose 47% and the active listings were up by 6%. Unfortunately these increased in inventory only took the months of inventory to 2.3 months. this is well short of the 6 months considered a balanced market.

October saw a sharp rebound in Sales with a 24% increase as compared to last October. The average sales price rose 10% while the median sales price climbed 13%. Pending sales were up a modest 3%. The number of new listings fell 13% but the active listings were up 39%. while that looks like a lot more homes on the market, it only took the months of inventory to 1.5 months. A very short number if you are a buyer.
