Sales rebounded from a down July!
Single-Family:

After a down month in July, sales increased by 14% in august as compared to a year ago. The average sales price rose 11% as did the median sales price. Pending sales were up by 3%. The number of new listings climber by 3% while the active listings took a jump up of 28%. This increased the months of inventory to 2.5 months but this is still well short of the 6 months that is considered a balanced market.

Sales were up slightly
Single-Family:

Sales were up 4% in august as compared to the same tile last year. The average sales price jumped 12% while the median sales price increased 7%. Sales continue to be concentrated in the upper price ranges primarily due to the extreme shortage of properties under $200,000. Pending sales were flat. The number of new listings fell 6%  but the active listings jumped 24%. The increase in active listings is helpful to the over all market but it only caused the months of inventory to increase to 2.2 months. Still very short of the 6 months that is considered a balanced supply/demand.

Sales jumped up 23% in august as compared to a year ago. The average sales price declined 1% while the median sales price rose 5%. A little gyration in the makeup of the sales. Pending sales eked out a 1% increase. The number of new listings increased by 3% and the active listings were up by 2%. The months of inventory now stands at 1.7 months. Not a great supply. Allen is very much tilted to the Seller side.

After being down last month,sales rose 14% in August as compared to a year ago. The average sales price climbed 11% while the median sales price increased by 10%. Sales continue to be concentrated in the upper price  primarily due to the extreme shortage of home for sale under $200,000. Pending sales declined 12%. Not good for September sales.New listings fell 11% and the number of active listings declined 7%. The months of inventory dropped to 2.1 months.
