Allen, TX Residential Sales Report for April

Sales were up 4% for April in the Allen area. The average sales price increased by 11% while the median sales price climbed by 7%. We continue to see the majority of sales in the upper price ranges. Pending sales were up a strong 12% so we can look forward to May's sales being up. The number of new listings increased by 1% but the active listings fell by 5%. The months of inventory declined to 1.6 months.
Allen has a lot of new construction and about 40% of the active listings are builders new homes.

Median Sales Price: 275,000
Pending Sales: 125
New Listings: 179
Active Listings: 203
Months of Inventory: 1.6

Condos and Townhomes:

There are not enough condos and townhomes in the allen Area to generate a meaningful report.

Leases:

Leases climber by 7% in April. The average rent fell 3% as did the median rent. don’t think this is a trend. Just some lower priced units leasing. Pending leases jumped 100%. As in other areas Leases were at a very low level last April causing this April’s numbers to look very large. New leases declined by 13% while the active leases increased by 56%. While this increase did help supply, the months of inventory now sits at 1.3 months. Not much to choose from.

Plano, TX Residential Sales Report for April

Single-Family:

Sales were up a strong 17% in April. The average sales price dropped 2% while the median sales price increased by 11%. Pending sales were flat. New listings increased by 3% but the active listings dropped 13%. The months of inventory fell to 1.1 months.

Condos and Townhomes:

There are not a lot of condos and townhomes in Plano so these numbers can be volatile.

Sales were up 26%. The average sales price jumped 34% while the median sales price climbed by 28%.  Looks like there were some sales in the upper price ranges that pulled these averages up. Pending sales  were flat. The number of new listings declined by20% and the active listings fell 47%. The months of inventory declined to 0.4 months. It’s really hard to find a condo or townhome in Plano.

Leases:

Leases were down by 21% in Plano for the month of April. The average rent was up by 5% while the median rent was flat. Pending Leases jumped 100%. New Listings climber by 8% and the active listings increased by 45%. while these increases certainly helps the months of inventory only climbed to 1.4 months. Still hard to find a property.

Sales fell 17% in April. as we have seen in other areas a lot of the reason sales were down is simply with the extreme shortage of home on the market buyers just can not find a home to buy.
The average sale price climber by 8% while the median sales price rose 4%. Pending sales were also down but only by 1%. The number of new listings dropped 4% and the active listings crashed by 24%. The months of inventory declined to 1.1 months.

Condos and Townhouses:

Condo and townhouse sales were up by 8% compared to a year age. The average sales price declined by 5% and the median sales price fell by 14%. this just looks like there were a number of sales in the lower price ranges that pulled the averages down. Pending sales were up by 13% so next month's sales should be up.  The new listings dropped by 5% and the active listings by a whopping 24%. the months of inventory fell to 2.1 months.

Leases:

Leases fell by 24%. As in single-family the decline is due to the fact that there are very few properties for lease making it difficult to find a suitable property. The average rent increased by 7% while the median rent fell by 16%. It looks like there were several properties that leased in the upper price ranges but the majority were in the lower price ranges. The pending leases were up by 100%. Last April was a very low month for leases. The new listings fell by 24% and the active listings declined by 40%. The months of inventory dropped to 1 month.

Why You Need a Real Estate Agent When Buying From a Builder Part 2


When you retain the services of a real estate agent, their responsibility is to you. That means you have an expert who is looking out for your financial interests, an expert who’s contractually obligated to protect you. An agent can help you navigate the new-construction contract; help you understand how specific clauses, riders, and upgrade options affect you; and make sure you know what you need to before you sign on the dotted line.

Finding the right model and picking out your upgrades is the fun part. Once you’re ready to sign the contract, an agent can work on your behalf to negotiate the terms, from upgrade options to financing and closing costs.

Signing the contract with the builder is just the first step in the process. There will be several more meeting with the builder. You will need to line up financing, work with the title company. there may be inspection throughout the construction. An agent can manage that process and can accompany you on inspections to insure you are not missing anything at each construction milestone.

Why you need a real estate agent when buying from a builder  Part 1

You've decided to buy a new home. You are going to build that dream home you have always wanted from the ground up. Pickout the lot, the plan, interior finishes, and upgrades. This is an exciting time, but it is also serious business.

You head out to the subdivision you have heard is the new place to be and walk into the builder's model. You are greeted by the sales rep. Builder’s reps provide a valuable service. They can explain differences between models and floorplans. Help you pick out a lot. Talk about upgrades and financing and write the offer for you.

There is one thing that you need to remember. The rep is not a licenced real estate agent. The Code of Ethics of the National Association of Realtors does not apply to this person nor does any State licensing laws and regulations.This person is an employee of the builder and represents the builder. NOT YOU!

Real estate agents are a trusted source for real estate information and can help home buyers navigate the complex home-buying process. A Buyer’s Representation Agreement with your agent r ensures the buyer that his or her agent will represent the interests of the buyer alone and not the seller.

Richardson, TX Residential Sales Report For April

Single-Family:
Sales were off by 2% in April. Not a shortage of buyers. Just that buyers can not find a home to purchase due to the very small inventory. The average sales price rose 6% and the median sale price climbed by 9%. Very few sales of homes in the lower price ranges. Pending sales were up by 7%. We saw an increase of 11% in the number of new listings while the active listings were up by 6%. while this is good news, it only increased the months of inventory to 0.9 months.

Median Sales Price: $215,000
Pending Sales: 109
New Listings: 144
Active Listings: 89
Months of Inventory: 0.9


Condos and Townhouses:


Condo and townhouse sales were down by 7%. The average sales price declined by 5% while the median sales price increased by 10%. Pending sales jumped by 31%. the number of new listings increases by 129%. The active listings rose by 18%. These increases caused the months of inventory to climb to 2.5 months. Still a tight market.

Far North Dallas Residential Sales Report for April

Single-Family:


Sales were up by 19% in April. The average sale price declined by 2% while the median sale price was up by 2%. Nothing really going on with those numbers. Pending sales climbed by 18% so we can anticipate a strong May sales number. The number of new listings fell by 9% and the active listings dropped by 15%. Bad news for buyers. Months of inventory declined to 1.5 months.

Median Sales Price: $356,230
Pending Sales: 109
New Listings: 157
Active Listings: 157  I know that looks strange but that is what the report says.
Months of Inventory: 1.5


Condos and Townhouses:


Condo and townhouses sales fell by 9% but that did not stop the average sales price from jumping 20% and the median sales price by 16%. Looks like some sales on the upper price ranges pulling these numbers up. Pending sales were up a modest 2%. The number of new listings declined by10% and the active listings by43%. there is now only a 1 months supply on the market.

Leases jumped by 27%. The average rent  increased a slight 1% and the median rent fell by 14%. Looks like we had some properties lease in the lower price ranges. Pending leases climber by 86%. As in other areas last April was a slow months for leases. New listings dropped by 27% and active listings by 24%. There is now a 1.3 month supply.

Sales were up by 7% in April compared to a year ago. The average sales price increased by 8% while the median sales price jumped 14%. This disparity is indicative of a market where the largest number of sales are taking place in the upper price ranges. Pending sales were up a healthy 14% so we can look forward to May sales being up. The number of new listings climbed by 5% but as in months past the active listings declined by 15%. The months of inventory now stands at 2.7 months.

The number of new listings was up by 1% but there was a sharp decline of 23% in the number of active listings. The months of Inventory fell to 2.3 months.

Frisco, TX Residential Sales Report for March

Single-Family:

Sales were flat in the Frisco area in March. The average sales price increased by 5% while the median sales price climber by 8%. As in most other areas of the Metroplex, buyers are having a hard time finding houses to purchase due to the shortage of inventory.
The pending sales increased by 8%. There was a 9% increase in new listings and a 2% increase in the active listings. A little over 60% of the active listings in MLS are builder’s new homes. The months of inventory now stands at 1.4 months.

Condos and Townhouses:

There are not enough condos and townhouses in Frisco to justify a report.

Leases were up by 34% in March. The average rent increases by 7% and the median rent by 5%. Pending leases jumped 126%. New listings were up by 31%. Active listings increases by 59%. While the months of inventory did increase, we still only have a 1.4 months supply for rent.
