Dallas Area Residential Sales Report for February - Celina TX

Home buyers did not show up in Celina in February! Sales were off by 35%. The pending  sales number declined 37%. March will not be a good month! The average sales price continued to increase up 7% while the median sales price showed a 13% rise. Looks like what did sell were the higher priced properties. New listings climbed 17%. Active listings jumped 71%. One must remember that last year at this time there were very few listings on the market. The months of inventory now stands at 5.9 months. You can not get any closer to the 6 months considered a balanced market.

Dallas Area Residential Sales Report for February - Prosper TX

The norther Dallas suburbs did not fair well for homes sales in February and Prosper was no exception. Homes sales fell 21%. Pending sales were even worse off 24%. The average sales price did eked out a 4% increase but the median sales price declined 4%. Kind of a wash. New listings dropped 9%. Active listings came in up 28% as homes remain on the market longer. The months of inventory hit 5.6 months, Getting very close to the 6 months considered a balanced market.

February was not a kind months to home sales in Frisco. Sales fell 25%. Och! Pending sales took a dive of 13%. Not looking good for March. The average sales price declined 4% while the median sales price was flat. New listings dropped 17%. not a help. The number of active listings increased 14% taking the months of inventory to 3 months. We are half way to a balanced market.

Dallas Area Residential Sales Report for February

Sales recovered for a down January and were up 1% in February. Pending sales rose 4%. The average sales price fell 1% while the median sales price came in flat. New listings rose 9% and active listings jumped 25%. You do have to remember that this is a comparison to last February when active listings were low. The months of inventory increased to 3.8 months. We are still well short of the 6 months considered a Balanced market.

The sweet spot in the market continues to be the range between $200,000 to $400,000. This range represents about 53% of all sales. Below $200,000 the market is still challenged by low inventory.
From $400,000 to $900,000 the market saw single digit negative sales with months of inventory exceeding 6 months. In the $1,000,000 category sales are up 10% year to date but there is a 16.4 months supply and we are seeing substantial price reductions.

Dallas Area Residential Sales Report for February - Allen TX

Buyers were out in force in Allen during February. Home sales rose 16% as compared to last February. Pending sales were even better up 24%. Look like a good March! The average sales price declined 5% while the median sales price dropped 15%. New listings rose 29% and the active listings shot up 90%. You do have to remember that last year at this time the number of active listings were very low. The months of inventory is still tilted to the seller side with 2.7 months supply.
