Dallas Area Residential Sales Report for April - Celina TX

Home sales jumped 38% in Celina in April. Pending sales did even better up 42%. Looks like a good Mat for sales. The average sales price increased 15% while the median sales price rose 19%. We had sales that were skewed to the upper price ranges that pulled these averages up that much. The number of new listings was up a slight 1%. Active listings rose 4%. The months of inventory is now at 5.5 months.

Dallas Area Residential Sales Report for April - Prosper TX

The buyers were out in full force in the Prosper area in April. Home sales were up 54% as compared to last April. Pending sales also had a nice 31% increase so we can look forward to a up month in May. The average sales price increased 3% but the median sales price was down 1%. Really sort of a wash. New listings rose 1%. Active listings were up 4%. The months of inventory now stands at 5.8 months. Really a balanced market.

Well the home sales and pending home sales were flat. The average sales price rose 9% while the median sales price was up 8%. Looks like sales were skewed to the higher price ranges. The number of new listings fell 12%. not a lot of help if you are a buyer. The active listings were 3% higher than this time last year. The months of inventory is at 3.7 months.

Well the numbers were not great! Homes sales were flat. Pending sales declined 10%. The average sales price was flat. The median sales price fell 2%. The new listings declined 4%. The only up number was active listings that climbed 20% compared to last April. The months of inventory is now at 3.1 months. Just a little over half way to being a balanced market.

April was a good month for home sales in the Allen area. Sales shot up 43% as compared to last April. Pending sales rose just 2%. The average sales price increased 6%. The median sales price came in up 11%. Looks like some people were buying higher end properties. The number of new listings declines 2%. Active listings were 37% higher that last year. The months of inventory is half way to a balanced market at 3 months.

Looks like sales were slightly tilted to the higher end. The number of new listings climbed 4%. Active listings increased 31%. The months of inventory now stands at 2.3 months. Still a short supply if you are a buyer.

Dallas Area Residential Sales Report for April

After being down for the past several months home sales rebounded and finished up 5% in April as compared to last April. Pending sales rose 4%. The average sales price was 6% higher while the median sales price increased 4%. The number of new listings climbed 3%. Active listings showed a 19% gain. The months of inventory has risen to 3.1 months. We are well short of the 6 months considered a balanced market.

Sales below $200,000 remain in negative territory as buyers just can't find anything to purchase. The sweet spot in the market continues to be the range between $200,000 and $399,999. This range represents 54.8% of all sales. Above $600,000 the market has shifted to the buyer side as inventories build. In the over one million category there is a 13.3 months supply.
