Carrollton/Farmers Branch Residential Sales Report for September

Sales were off

As in other northern suburbs sales in the Carrollton/Farmers Branch area were down in September. Off 19%. The average sales price was flat but the median sales price increased 7%. Pending sales also took a nose dive down 16%. Looks like October sales will probably be down. The number of new listings declined 8% while the active listings rose 1%. The months of inventory now stands at 1.3 months. This is a very short supply and buyers are in a real bind trying to find a home.

Frisco TX Residential Sales Report for September

Frisco sales in September were off by 4%. The average sales price was flat while the median sales price fell 2%. Things are slowing down. Pending sales increased 4%. Not sure what October is going to look like. The number of new listings rose 13% while the active listings jumped 35% as compared to last September. The months of inventory increased to 3.1 months. While this still puts us in a Seller's market, buyers do have more choices and are not in such a rush to make offers.

Active Listings: 1,037

Sales were flat in McKinney for September as compared to a year ago. The average sales price rose 6% while the median sales price climbed 8%. Pending sales look good up 6%. The number of new listings increased 15%. The active listings shot up 59% which just shows you how short the supply was last September. The months of inventory is now at 3.4 months. good news if you are a buyer but still well into the Seller's market range.

Sales in Allen for September were off by 1%. The average sales price rose 6% while the median sales price was up 8%. Pending sales look good up 13%. The number of new listings fell 11% and the but the active listings climber 17%. The months of inventory now stands at 2.9 months well short of the 6 months considered a balanced market.
As of this writing, there were 9 homes for sale in the Allen area under $200,000. New builds account for 26% of the active listings.

Pending sales were flat. Not sure what that means for October sales. The number of new listings declined 12.2 % but he active listings were 19% higher. The months of inventory now stands at 2.2 months. not a great number if you are a buyer.

Richardson TX Residential Sales Report for September

Sales were down for the second month in a row!

Sales in Richardson were down last month by 4%. For September sales were off by 12%. Sales traditionally fall off in the Fall and Winter months but that was not the case during the last several years as demand kept sales above normal. At this point it looks like we are simply reverting back to the traditional norm. The average sales price rose 2% while the median sales price climbed 11%.

Pending sales were down 4% and I am not anticipating a positive sales number for October. The number of new listings increased 6% and the active listings were up 36%. These increases in inventory only took the months of inventory up to 1.6 months. With 6 months being a balances market, it's still very much a Seller's Market in Richardson.

Average Sales Price: $291,535

Median Sales Price: $282,000

Pending Sales: 93

New Listings: 124

Active Listings: 151

Months of Inventory: 1.6

Sales were up sharply

September saw a jump of 53% in the sales of homes in the Lake Highlands/NE Dallas area. The average sales price increased 5% while the median sales price climbed 2%. Pending sales came in with a rise of 11%. There was a 10% increase in the number of new listings and the active listings rose 4%. The months of inventory now stands at 2.4 months. With 6 months being a balanced market we are well over to the seller;s side of the equation.
