Dallas Area Residential Sales Report for January - Frisco TX
January was a strong months for sales in Frisco. Up 22% from the same time last year. The average sales price increased 3% while the median sales price rose 4%. Price gains have been moderating. Pending sales were up a healthy 11%. New listings climbed 27% while the active listings jumped 32%. These large percentage increases are a reflection of just how low the inventory was last January. The real number to look at to judge supply is the months of inventory and it stands at 2.3 months. Frisco is still well into the sellers side of the market.

Dallas Area Residential Sales Report for January - McKinney TX

Well, Sales were booming in McKinney in January. Up 26% as compared to last January. The average sales price was down 1% but the median sales price rose 1%. Sales price increases have been moderating across the Metroplex, The pending sales number also showed an extremely strong gain of 34%. I think we can safely say that February sales will be positive. New listings increased 6% and the active listings were up 46%. That number just reflects how low the number of listings was last January. The number that really matters is the months of inventory and it only increased to 2.2 months. With 6 months considered a balanced market, we are still very much in a sellers market in McKinney.

Sales were up 9% in Richardson for January. The average sales price increased 5%. The median sales price rose 3% as compared to this time last year. Pending sales took a 13% jump so we can anticipate that February sales will be positive. New listings cane in with a 8% increase. The number of active listings climbed a whopping 70%. This number is mis-leading because it just shows how low inventories were last January. The real measure of what's available to buy is the months of inventory which now stands at 1.1 months. 6 months is considered a balanced market. Richardson is defiantly a sellers market!

Sales were off by 1% in Plano compared to the same time last year. The average sales price was flat while the median sales price fell 2%. Pending sales declined 13%. Looks like February could be a negative months for sales. The number of new listings dropped 10%  but the number of active listings rose 2%. The months of inventory is now at 1.3 months. 
There continues to be a severe shortage of homes for sale and buyers are having a very difficult time.

Sales in January in the Lake highlands area were up 14%. The average sales price rose 14% while the median sales price jumped 22%. These large increases are caused by gyrations in the makeup of the sales compared to last January. Pending sales fell 12%. That does not bode well for February. The number of new listings declined 9%. The active listings were up 5%. The months of inventory remains just about flat at 1.4 months. This area is very much leaning to the sellers side.

Dallas Area Residential Sales Report for January - Far North Dallas
Sales took a large dip in January as compared to last January. Down 24%. The average sales price rose 3% while the median sales price jumped 10%. There is a little distortion in these averages caused by more sales in the higher price ranges than normal. Pending sales showed an increase of 5% so maybe February will be positive. The number of new listings climber 9% while the active listings increased 23%. While this is a slight positive, with the months of inventory coming in at 1.9 months there is really not much for a buyer to chose from.

There were several more sales of million plus homes than normal that pulled up these sales prices. Pending sales fell 5%. Not sure what this means for February sales. The number of new listings dropped 15% and the active listings declined 4%. the months of inventory now stands at 3.9 months. 6 months is considered a balanced market so we are still titled to the sellers side.
