Frisco TX Residential Sales Report for August

More homes on the market

New listings rose 16% and the number of active listings jumped 38%. If you are a buyer, you now have more choices in homes. Sales fell 3% in august as compared to last August. The average sales price increased 2% and the median sales price was up 1%. Pending sales saw a decrease of 6%. The months of inventory rose to 3.2 months. With 6 months considered a balanced market, we continue to find  ourselves deep into a Seller's market.

McKinney TX Residential Sales Report for August
Sales remain strong in McKinney

Home sales in McKinney were up 18% in August as compared to the same time last year. The average sales price rose 7% while the median sales price jumped 13%. Pending sales  climbed 7%. There was a sharp increase of 27% in the number of new listings and the active listings shot up 52%. While this is great for buyers ( more homes to choose from), the months of inventory only stands at 3.2 months. While this is a lot better than previous months, it is still very short of the 6 months that is considered a balanced market. We are still very much in a Seller's Market.

Pending sales rose a nice 16% so we can anticipate the the September sales numbers will be positive. New listings increased 1%. The number of new listings jumped 12%. Sales in Allen were up 4% in August compared to last August. The average sales price climbed 8% while the median sales price rose 7%. There was a drop of 8% in the pending sales. not sure at this time what that will mean for Septembers sales number. The number of new listings increased 6% while the active listings shot up 40%. While more inventory is good for buyers, This only took the months of inventory to 2.5 months. Well short of the 6 months that is a balanced supply.

The average sales price increases 3% while the median sales price rose 7%. New listings came in at down 1% and the number of active listings jumped 21%. The months of inventory increased to 2.3 months. We are still very much in a sellers market.

Sales were down by 4% in Richardson for the month of August as compared to last August. We have seen small drops like this in months before but pending sales were also down and by 15%. It looks like there is a good possibility that Septembers sales will be down. We have not seen a 2 month decline in sales in Richardson in a very long time.  The average sales price increased 18% while the median sales price rose 15%. The number of new listings had a sharp increase of 43% and the active listings jumped up 56%. While the increase in listings sounds like a lot, it only increased the months of inventory to 1.7 months. With 6 months considered a balanced market, we are still very tilted to the sellers side.
