Sales continue to be positive

Sales rose 6% as compared to the same time last year. The average sales price increased 20% while the median sales price climber 17%. Sales remain concentrated in the upper price ranges due to an extream shortage of homes on the market under $200,000. As, of the writing of this report, there are 3 single-family listings in this area under $200,000. Pending sales fell 5%. Not reading anything into that at this time. The number of new listings fell 5% but the active listings increased by 10%. The months of inventory now stands at 0.8 months making it very difficult for buyers to find a home!

Don't know what happened in Frisco but sales fell 3% in January and pending sales also declined by 5%. The average sales price  jumped up 16% while the median sales price increased 8%. Sales continue to be in the upper price ranges. The number of new listings fell 8% but the active listings rose 23%. The months of inventory increased to 1.8 months. Still very short of the 6 months normally considered a balanced market.

Sales were up 3% in McKinney as compared to January of last year. The average sales price rose 13%while the median sales price climber 8%. Pending sales were strong coming in at up 12%. Looks like next months will have good sales numbers. The new listings increased 2%. there was a lager jump of up 21% in the number of active listings. not sure what caused that. The months of inventory now stands at 1.6 months. not a great supply!

Sales were up 19% in the Allen area in January as compared to the same time last year. The average sales price rose 7% while the median sales price increases 15%. These averages continue to be pulled up by sales concentrated in the upper price ranges. Pending sales were up a healthy 12% so we can anticipate that febuary sales will be positive. The number of new listings fell 7% and the active listings declined 4%. These declines dropped the months of inventory to 1 month. If the spring season does not bring on morwe sellers, it's going to be very hard on buyers.

Sales fell 16% as compared to the same time last year. Not sure why this was. Pending sales were up 5%. The average sales price jumped 16% as did the median sales price. The number of new listings showed a nice increase of 16% while the active listings climbed 25%. While it's good for buyers to see more homes on the market, these increases only took the months of inventory to 1.3 months.
With 6 months a normal supply we are still very much in a sellers market.

The months of inventory now stands at 0.6 months. with 6 months normally considered a balanced market, it is easy to see how much this market is tilted to the Seller side.
