Carrollton/Farmers Branch Residential Sales Report for January
Sales continue to be positive

Sales rose 6% as compared to the same time last year. The average sales price increased 20% while the median sales price climber 17%. Sales remain concentrated in the upper price ranges due to an extream shortage of homes on the market under $200,000. As, of the writing of this report, there are 3 single-family listings in this area under $200,000. Pending sales fell 5%. Not reading anything into that at this time. The number of new listings fell 5% but the active listings increased by 10%. The months of inventory now stands at 0.8 months making it very difficult for buyers to find a home!
