 Well sales were down by 26% in June and pending sales fell 7%. It looks like some new construction was delayed combined with a shortage of supply causing these declines. The average sales price rose 14% while the median sales price was up by 17%. The number of new listings fell 37% while the active listings dropped 18%. The months of Inventory now stands at 1.3 months. 6 months is considered a balanced market.5

Single-Family:

Sales were flat in Garland for June: However. pending sales jumped a sharp 25% so it looks like just some sales were delayed. August should have a very good sales number. The average sales price was up 15% while the median sales price increased 17%. Prices continue to be pushes up due to the extreme shortage of homes for sale. New listings rose by 2% while the number of active listings fell by 26%. The months of inventory bell back to 0.8 months. It's really hard to find a home in Garland!

The average sales price rose 4% and the median sales price was up by 9%. Pending sales increased 1%. The number of new listings dropped 14% and the active listings were flat. The months of inventory now stands at 1.3 month. The Carrollton/Farmers Branch area is in high demand and has one of the lowest supplies of home in the area.

Single-Family:

Sales were up 2% for June as compared to last year. The average sales price increased 3% while the median sales price rose 8%.Pending sales climbed 11%. New listings rose 9% but there was a huge jump of 43% in the number of active listings. This large increase pushed the months of inventory up to 2.5 months. While it's nice to see more inventory on the market, it's still very much a seller's market with inventory levels well below the 6 months that is considered a balanced supply/demand.

Sales were up a strong 9% in June as compared to a year ago. The average sales price increased by 6% while the median sales price rose 8%. We contin with the supply ue to see sales concentrated in the upper price ranges. Pending sales took a huge jump of 33% so it looks like we will see a large jump in the July sales number. There was a large increase of 24% in the number of new listings and a 31% rise in the active listings. Theses increased causes the months of inventory to increase to 1.8 months and while this helps with supply the inventory levels are still way short of the 6 months that is considered a balanced supply.

Sales were up by 8% in Allen during June. The average sales price increased 6% and the median sales price rose 5%. There was a large jump of 38% in the pending sales number. July is going to be another good month. New listings rose a strong 29% pushing the active listings up 16%. These increases pushed up the months of inventory to a whopping 1.8 months.

With sales and pending sales both being down one might conclude that thing could be slowing down but it looks like just some short term gyrations to me.

Single-Family:

No sign of any slowdown in Sales in June. Sales rose 7%. The average sales price was up 5% and the median sales price increased 8%. The most active price range continues to be $200,000 to $400,000. This range represents 43.5% of all the sales. Pending Sales jumped 20% so it looks like July will continue the trend. There was a small increase of 3% in the number of new listings and a 1% rise in the active listings. These increased really did nothing to the months of inventory which now stands at 2.4 months. If you are a buyer for anything below $400,000 it's really tough. If you are looking above $400,000 things are a little easier with more inventory available to you.
