Single-Family:
Sales were off by 2% in June as compared to the same time last years. The average sales price continued to rise and was up by 16% while the median sales price saw an increase of 11%. Pending sales fell by 11%. The number of new listings declined 7% but the active listings rose 6%. The months of inventory now stands at 2.3 months. With sales and pending sales both being down one might conclude that thing could be slowing down but it looks like just some short term gyrations to me.
