The number of new listings declined 22% but the active listings jumped up 36%. That's caused by a number of previous sales falling through for serious reasons. The months of inventory is 1.4 months. With 6 months considered a balances market we are heavily tilted to the Sellers Side.

The average sales price rose 5% and the median sales price also increase by 5%. Pending sales were up by 10% so we can anticipate a positive sales number in January. The new listings jumped a whopping 69% but this is deceiving because last Decembers new listings were low. The active listings actually declined by 1%. The months of inventory is now at 1.7 months. Not much!

Sales were off by 9% as compared to the same time last year. There is no slow down in buyers. It's just buyers can not find a home to purchase due to the extreme shortage of inventory. The months of inventory number is now at 0.7 months. I have never seen a number that low in Richardson! The average sales price increased 13% while the median sales price rose 14%. Pending sales were flat. The number of new listings fell 24% and the active listings declined 23%.
If you are a buyer in Richardson, it's just not fun!
