Dallas Area Residential Sales Report - Frisco TX

There was a slight decline of 1% in sales for November as compared to last November. The average sales price was up 3% while the median sales price fell 1%. Price increases have been moderating. Pending sales came in up 6%. There was a 1% rise in the number of new listings. Active listings shot up 24%. This just shows you how low the supply was last November. While buyers may have a few more homes to choose from, the months of inventory is very low at 2.5 months. 6 months is considered a balanced market. Frisco's well in the sellers side of the equation.

Dallas Area Residential Sales Report - McKinney TX

Wow! Sales shot up 35% in McKinney in November as compared to the same time last year. The average sales price  rose 2% while the median sales price climbed 5%. Pending sales increased 6% so we can anticipate December sales will be positive. The number of new listings were up 31%. The active listings increased 71%. That just shows you who low the active listings were last year. Months of inventory now stands at 2.9 months. We are still very short of the 6 months considered a balanced market. Sellers are in the drivers seat.

Sales were up 8% in Allen compared to last November. The average sales price was flat while the median sales price rose 6%. Pending sales fell 13%. That's a little worrying for December sales. The number of new listings declined 20%. The active listings increased 8%. It's still not very good if you are a buyer with the months of inventory now standing at 1.6 months. 6 months is considered a balanced market.

Sales were up 35% as compared to last November. Sales prices moderated with the average sales price off by 8% while the median sales price fell 6%.  Just some gyration in the makeup of the sales. Pending sales dropped 19%. Not sure what this bodes for next month. The new listings declined 29% while the active listings rose 13%. The months of inventory is now 2 months. A very short supply.

Home sales just keep going in Plano. In November sales were up 10% over last November. The average sales price increased 20% while the median sales price rose 6%. The pending sales number fell 11%. Normally this would indicate that sales would be off in December, but in this market we'll have to wait and see. The number of new listings dropped 10% while the active listings rose 12%. The months of inventory is now at 1.7 months. We are still very much in a seller's market.

Sales were down a slight 3% in Richardson in November as compared to last year at this time. The average sales price climber 19% while the median sales price rose 15%. Pending sales were also down by 5%. The number of new listings jumped up 26% and the active listings shot up 46%. While these numbers sound good if you are a buyer, they just reflect how low inventories were last November. The current months of inventory is 1.3 months. Not much help on the buy side.

There was a 16% decline in sales in Far North Dallas in November as compared to the same time last year. The average sales price fell 2% while the median sales price was flat. Pending sales also experienced a decline down 11%. Don't think we can read anything into these numbers at this time. The number of new listings dropped 7%. Active listings came in with a no change reading. The months of inventory now stands at 2.3 months. No help for buyers here.
