We can anticipate that the August sales number will be up. The number of new listings was flat but the active listings jumped 50%. Even with this large increase in active listings, the months of inventory only climbed to 2 months. It's still very much a Sellers Market in Wylie.

Sales were up a strong 22% in July as compared to last July. The average sales price rose 20% and the median sales price climbed 24%. I know those increases look terrible if you are a buyer, but sales have been concentrated in the upper price ranges and that's pulling the averages up. Pending sales declined 1% but after such a large rise in sales that's to be expected. The number of new listings increased 6% while the active listings were up 45%. Even with this large increase, the months of inventory only rose to 1.3 months. It's a Sellers Market for sure.

Frisco saw an 18% increase in residential sales in July as compared to a year ago. The average sales price rose 10% and the median sales price climbed 6%. There was a small decline of 4% in the number of pending sales. as in other areas we saw an increase in the number of new listings. In Frisco's case the new listings were up 9%. The active listing rose 31% taking the months of inventory to3.2 months. with 6 months considered a balanced market we are will short of that number and Frisco is still a Sellers Market.

Residential Sales were up 5% in McKinney in July as compared to last July. The average sales price rose 9% while the median sales price climbed 10%. Pending sales were up a scant 1%. The number of new listings increased 8 %. The number of active listings took a huge jump of 49%. this took the months of inventory to 3.3 months. It hasn't been this high in a long time. While buyers have more to choose from, The number of homes for sale is still well short of the 6 months that is considered a balanced market.

While this increase is great for buyers, the months of inventory only increased to 2.6 months. With 6 months considered a balanced market the Allen market is still very tilted to the sellers side.

While an increase in inventory is always welcomed buy the buyers, these increases only took the months of inventory to 2.3 months. Very short of the 6 months considered a balanced market.

Demand in Richardson is very heavy and there could be a lot more sales if there were just the inventory to meet buyer demand.

Had a number of million plus homes sell that pulled up the median price. Pending sales were up a strong 11% so we can anticipate that August sales numbers will be positive. New listings climbed 16% and the active listings were up 9%.
The months of inventory now stands at 6 months. The supply/demand in this area is in balance.

July saw an 11% increase in sales as compared to last July. The average sales price rose 10% while the median sales price climbed 9%. Pending sales were up 5%. The number of new listings increased by 3% while the active listings came in up 10%. The months of inventory remained the same as last month at 2.6 months. We are still well short of the 6 months normally considered a balances market.

Sales under $189,999  are actually negative due to the extreme shortage of lower price properties. The price range between $200,000 and $399,999 continues to be the largest amount of sales. This range represents 49.5% of all sales.
