When home sales take a 35% drop there is not much to say except things were bad. Pending sales were even worse off 37%. The average sales price increased 7% and the median sales price jumped 13%. Sales that did occur were in the upper price range. New listings increased 17% and the active listings were up 71% as compared to last January. The months of inventory now stands at 5.9 months. You can't get any closer to the 6 months considered a balanced market than that.

Homes sales really took a hit in January down 21%. Pending sales were even worse off 24%. The average sales price continued to climb up 4% but the median sales price fell 4% The number of new listings decline 9% and the active listings jumped 28% as compared to last January. The months of inventory now stands at 5.6 months. You can't get much closer to the 6 months considered a balanced market.

Home sales got hammered in January in Frisco down 25%. Pending sales were a little better only off 13%. The average sales price dropped 4% while the median sales price was flat. New listings declined 17% but with the drop in the number of sales the active listings rose 14% as compared to lat January. The months of inventory now stands at 3 months. We are half way to the 6 months considered a balanced market.

What can you say. Sales were not good, down 24% in January as compared to last January. Pending sales fell 13%. The average sales price was up 8% while the median sales price rose 7%. New listings  increased 17%. Active listings came in at 31% higher than last year at this time. The months of inventory stands at 2.8 months. that's not a lot of houses to choose from.

Allen fell in line with most of her neighbors with home sales down 21%. Pending sales fell 16%. The average sales price increased 5% while the median sales price rose 4%. New listings climbed 19%. Active listings took a 102% jump as compared to last January when listings were very low.  Looking at the months of inventory which stands at 2.6 months one can see that we still have a shortage of properties on the market.

Plano fared better than most of her neighbors in January. Home sales were up by 6%.  Pending sales took a 4% dip.  The average sales price declined 3% but the median sales price rose 1%. There was a slight increase of 3% in the number of new listings. Active listings surged 42% as compared to last January but we must remember that active listings last year were very low. The months of inventory now stands 2 months. That's a very small supply.

January home sales were off by 6% in the Richardson area. Pending sales were up 1%. The average sales price rose 13% while the median sales price climbed 6%. It looks like there were some gyrations in the make up of the sales that tilted the average higher. New listings were up 5%. Active listings increased 41% compared to last January when inventory was extremely low. The months if inventory now stands at 1.6 months. Buyers are having a hard time finding a home to buy.

Home sales were flat in Far north Dallas in January. Pending sales were a different story down 30%. Not looking good for February. The average sales price took an 11% hit while the median sales price declined 12%. The number of new listings increased 18%. Active listings were up 31%. Even with the declining sales and increase in inventory the months of inventory remains low at 2.6 months. Buyers do not have much to choose from.

Home price appreciation is slowing in the D-FW area but that does not mean that homeowners are not sitting on a large nest egg. Attom Data reports that homeowners in north Texas who sold their homes last year averaged more that $78,000 in their pockets. That's $17,000 better than the national average.
