Dallas Area Residential Sales Report for July - Wylie TX

Sales were up 4% in the Wylie area for July. The average sales price rose 5% and the median sales price increased 7%. somewhat troubling was the pending sales number. It was down 12%. not a good sign for August sales. New listings climbed 14% while the active listings jumped 30%. The months of inventory increased to 2.6 months which is still  well short of the 6 months considered a balanced market.

It was a mixed bag for sales in the Garland area in July. Sales came in down 11% but pending sales were up 10% as compared to last July. The average sales price fell 1% but the median sales price rose 2%. New listings climbed 9% while the number of active listings jumped 21%. Yes there is more inventory on the market, but the months of inventory only stands at 1.6 months. If you are a buyer in the Garland market, you do not have many homes to choose from!

New listings declined 2% up the active listings jumped 40%. That number is kind of deceiving. It' caused by last July's  active listings being so low. The months of inventory tell a better story. It now stands at 1.9 months. 6 months is considered a balanced market and we are a long way for that.

Sales were weak in Plano again in July. Down 5% as compared to the same time last year. The average sales price rose a modest 2% as did the median sales price. We are seeing a lot of price reductions and a slowing in showings. The pending sales number declined 6%. Looks like august will not be a positive month. New listings rose 2% and the number of active listings increased 18%. While this is good news for buyers, the months of inventory is still in seller territory at 3.1 months.

Sales retreated in July down 7%. More troubling is the pending sales number. Pending sales fell 14%. Not good for a positive sales number in August. The average sales price did increase 7% while the median sales price jumped 12%. Some more inventory did come on the market with a 6% rise in new listings.  The active listings climbed 55% but this only took the months of inventory to 2 months. with 6 months considered a balanced market Richardson is well over to the sellers side.

Dallas Area Residential Sales Report for July - Far North Dallas

Far North Dallas sales rose 23% in July as compared to a year ago. However, the pending sales number dropped 31%. That's not a good sign for August sales. The average sales price increased 35%. Looks like there were several high prices sales that occurred that pulled this average up.  The median sales price climbed 5% which looks more inline with the market. New listings came in at a plus 3% while the active listings jumped 39%. The months of inventory now stands at 3.8 months.
The market is defiantly changing. We are seeing a lot of price reductions and the number of showing are diminishing. I know in the coming months it's going to feel like some kind of a crash, but it's not. The market is returning to normal from an extended period of being super over-heated. Having said that, pricing will be critical. Overprice your home and it will just sit there!

North Dallas was one of the areas that came in with lower sales in July. Sales were off by 2%. Not terrible but not good. The average sales price increased 23% as the sales were concentrated in the upper price ranges. Median sales were much more in line up 5%. Pending sales were down 1%. New listings declined 16% and the active listings declined 13%. Not helping if you are a buyer. The months of inventory fell to 5.4 months. Still very close to a balanced market of 6 months.

Buyers took a leave of absents in July in the Frisco area. Sales dropped 11%. Pending sales were even worse down 15%. The days of homes selling the first weekend and with multiple offers are over! There are buyers out there but they do not feel compelled to buy today. Pricing is becoming critical. Over price your home and it will sitt on the market.
The average sales price  increased 4% and the median sales price rose 6%. Sales continue to be concentrated in the upper price ranges.
New listings fell 15%. Active listings climbed 12% as compared to a year ago. The months of inventory now stands at 3.8 months. The market is moving to a balanced supply.

Dallas Area Residential Sales Report for July

The July numbers are in and are better than expected. After being down 3% in June, July sales bounced back and came in up 6%. I do have to warn you that a number of the Northers Suburbs did not fair as well. I will be reporting on these suburbs as the month goes on so check back.
The average sales price rose 5% as compared to last July. The median sales price was up 6%.
Pending sales were a different story down 3%. The number of new listings increased 4% while the active listings climbed 12%. The months of inventory now stands at 2.8 months. This is well short of the 6 months considered a balanced market.
Sales below $200,000  continue to struggle due to the shortage of inventory. The sweet spot remains the sales between $200,000 to 399,999. This price range represents 53.4% of all sales and has about a 2.5 month supply of homes for sale. The market tilts to the buyers side once you climb above the $600,000 price.
