Dallas Area Residential Sale Report for July - Frisco TX
Buyers took a leave of absents in July in the Frisco area. Sales dropped 11%. Pending sales were even worse down 15%. The days of homes selling the first weekend and with multiple offers are over! There are buyers out there but they do not feel compelled to buy today. Pricing is becoming critical. Over price your home and it will sitt on the market.
The average sales price increased 4% and the median sales price rose 6%. Sales continue to be concentrated in the upper price ranges.
New listings fell 15%. Active listings climbed 12% as compared to a year ago. The months of inventory now stands at 3.8 months. The market is moving to a balanced supply.
