Sales remain strong

Sales gained 18% in June as compared to the same time last year. The average sales price rose 9% while the median sales price climbed 5%. Pending sales increased 8%. Buyers will be happy with the 16% jump in new listings and with the 29% rise in the number of active listings. These increases caused the months of inventory to reach 3.1 months. There has not been this much supply in Frisco in a long time.

June sales were up 13% in McKinney for June. However the pending sales number was flat. don't know hat that may translate to July. The average sales price jumped 15% and the median sales price rose 18%. Sales continue to be concentrated in the upper price ranges. The number of new listings climbed 18% and the active listings increased a whopping 66%! The months of inventory rose to 3 months. This is just half of what is considered a balanced market so buyers will still find things difficult.

Not sure what happened in Allen in June but sales fell 12% and pending sales were even worse dropping 24%. Unless there are a lot of sales in July we sill see 2 months of down sales numbers and that has not happened in a very long time. The average sales price rose 6% as did the median sales price. The number of new listings dropped 3% but with the drop off in sales, the active listings increased 34%. while this is good news for buyers, the months of inventory is still hard over into the sellers side with only a 2.4 month supply.

June saw a nice increase of 9% in the number of new listings. The active listings jumped 20% but this is a little misleading because last Junes numbers were very low. Sales were up 9%. The average sales price declined by 4% while the median sales price rose 2%. This is just some monthly anomaly. The months of inventory increased to 2.3 months still well short of the 6 months normally considered a balanced market.

June was a good month.

June sales were up 20% compared to a year ago. The average sales price rose 4% while the median sales price increased 6%. Pending sales continued the positive trend up 14%. We did see nice increase in the number of new listings which climbed by 18%. The active listings increased 14%. This took the months of inventory up to 2.5 months. with 6 months being considered a balanced market, we are very tilted to the sellers side of the equation.

June saw an increase in the number of new listings of 8% and an increase of 19% in the active listings as compared to last June, This increases the months of inventory to 1.3 months. This is the first time that the months of inventory number has been above 1 months in a long time. Richardson still has one of the lowest inventory levels in the area and well prices homes are in great demand. Sales in June were flat but the pending sales climbed 13%. Just some monthly gyration. The average sales price rose 1% while the median sales price fell 6%. Looks like there were a fewer sales in the upper price ranges for the month. Richardson is still very much a sellers market.
