Dallas Area Residential Sales Report for April - Wylie TX

Buyers like Wylie. Sales were up 10%. The average sales price did decline 1% and the median sales price fell 2%. Just looks like some builders cut some prices slightly. Pending sales were up 7% so May is shaping up to be a positive month. The number of new listings shot up 31% taking the active listings up 35%. While this looks like a lot of new inventory, the months of inventory remains very low at 1.7 months. not a good number if you are a buyer.

Dallas Area Residential Sales Report for April - Garland TX

Sales were good in Garland. Up 12% as compared to last April. however, pending sales fell 15%. Not a good sign for May sales number. The average sales price rose 4% but the median sales price was flat. New listings dropped 5%. Active listings increased 3%. but the months of inventory fell to 0.9 months. Garland has the smallest supply of homes for sale of any city in the Metroplex.

Dallas Area Residential Sales Report for April - Carrollton/Farmers Branch TX

Sales were off sharply in the Carrollton, Farmers Branch area in April. Sales fell 22 and pending sales declined 12%. This is not shaping up for a positive May. The average sales increased 4% while the median sales price with the declining sales saw a 3% rise. The number of new listings dropped 7% but with the decline in sales the active listings rose 33%. While this may sound great if you are a buyer, More home to chose from, due to the extreme shortage of homes in the first place, the months of inventory only increased to 1.4 months. this is well short of the 6 months considered a balanced market and leaves us still very tilted to the sellers side.

Dallas Area Residential Sales Report for April - Frisco TX

Sales in the Frisco market in April were up 9%. The average sales price declined 1% while the median sales price was up 3%. While the price increases in this market have been slowing down, these numbers just look like some gyration in the mix of sales for the month. Pending sales were flat. New listings rose 20%. Active listings were also up 20%. With this increase the months of inventory moved up to 3.1 months. with 6 months considered a balanced market, you can easily see that we are still tilted to the seller side.

No shortage of buyers for McKinney homes! April sales were up 13% as compared to last April. The average sales price increased 7% while the median sales price rose 2%. Pending sales numbers are making May sales look good with a 15% rise. The number of new listings jumped 25%. The active listings were up a healthy 28%. Al this sounds good but, the increase only took the months of inventory to 3.3 months. this is well short of the 6 months considered a balanced market. McKinney is still in the sellers market column.

Sales look like they slowed down a bit in the Allen area in April. Sales were down 1% but the pending sales fell 14%. That's not good for May sales numbers. The average sales price increased 2% but the median sales price fell 5%. The new listings were up by 8%. Active listings took a jump up of 13%. While these numbers look helpful if you are a buyer, the months of inventory only rose to 2 months. That's well short of the 6 months normally considered a balanced market. Allen is still a sellers market.

Dallas Area Residential Sales Report for April - Plano TX

Buyers just keep on buying in Plano. April sales were up 6%. The average sales price rose 6% and the median sales p[rice increases 3%. Pending sales showed a healthy 9% gain. Looks like May will be another positive month. The number of new listings climbed 7% and there was a 20% jump in the active listings. As in other areas, the increase in the percentage increase in the active listings is a little misleading and is caused by a very low number of homes on the market last April. The months of inventory now is at 2.1 months. 6 months is considered a balanced market.

Dallas Area Residential Sales Report for April - Richardson TX

Sales were flat in Richardson compared to last April. Buyers are still out there but they are having a hard time finding homes in Richardson that fit their lifestyle due to the very low inventory. The months of inventory now stands at 1.3 months. This is one of the lowest inventory levels in the area. The average sales price increased 2% as did the median sales price. Price increases have been moderating for several months now. Pending sales declined 1%. The number of new listings increased 34%. The active listings jumped 66%. I know these numbers look like huge increases in supply, but it's really a statistical anomaly caused by extremely low inventory last year.
