Dallas Area Residential Sales Report for April - Carrollton/Farmers Branch TX
Sales were off sharply in the Carrollton, Farmers Branch area in April. Sales fell 22 and pending sales declined 12%. This is not shaping up for a positive May. The average sales  increased 4% while the median sales price with the declining sales saw a 3% rise. The number of new listings dropped 7% but with the decline in sales the active listings rose 33%. While this may sound great if you are a buyer, More home to chose from, due to the extreme shortage of homes in the first place, the months of inventory only increased to 1.4 months. this is well short of the 6 months considered a balanced market and leaves us still very tilted to the sellers side.
