Sales in Garland for April were down 3%. due to the very low supply of homes for sale, buyers are having a difficult time finding a home to purchase. The average sales price rose 17% while the median sales price increased 22%. Sales continue to be concentrated in the upper price ranges. Pending sales were off by 4%. The number of new listings climber by 12% and the new listings jumped 74%. In this market an increase in inventory is always welcome bu the buyers, This increase only took the months of inventory to 1 month. with 6 months being a balanced market, we are still very heavily tilted to the sellers side.

With a 12% increase in the pending sales number, we can look forward to Mays sales being positive. The number of new listings increased 22% while the active listings increases 8%. This caused an increase in the months of inventory to 1 months. With 6 months being a balanced market you can readily see how tilted we are to the sellers side. It does not look that this situation is going to change anytime soon.

No sales slowdown in Frisco. In April sales were up 11% as compared to the same month last year. The average sales price increased 3%  and the median sales price was up the same number. Pending sales rose 16% so we can anticipate the next months sales numbers will be up. The number of new listings increases 3% while the active listings were up 32%. This took the months of inventory up to 2.7 months. Until the months of inventory rises to 6 months, we will be in a sellers market.

Sales were up 4% in April . The average sales price rose 6% while the median sales price increased 9%. Part of these increases are caused by the extreme shortage of properties under $200,000. A quick check of the MLS returns only 1 property currently listed in McKinney for under $200,000. The number of pending sales dropped 1%. Just some gyrations in the market. New listings declined 1% but the active listings rose 44%. while this sounds like good news for buyers, the months of inventory only climbed to 2.2 months. with 6 months being considered a balanced market, we a still very tilted to the sellers side.
