Pending sales came in with 1,476 units a 2% increase, There were 1,788 homes placed on the market in 2018 an 11% increase.

Home sales in Wylie were only down 4%. That's better than other areas. Pending sales saw a 9% increase so maybe January will remain a positive number for sales. The average sales price rose 1% and the median sales price fell 1%. Looks like a flat market. New listings increases 8%. Active listings were up 41% compared to last December. The months of inventory however, remains very low at 1.9 months. Just not a lot for buyers to choose from.

Homes sales took a 5% drop in 2018 compared to 2017 with 2,044 homes sold. The average sales price rose 4% to $216,525 while the median sales price climbed 7% to 300,000. There was a 7% decline in the number of pending sales. 2,608 homes were put on the market representing a 1% increase over 2017.

Homes sales were off sharply in December in the Garland area. Down 17%. Pending sales were even worse falling 24%. The average sales price declined 3% but the median sales price rose 3%. Just some gyrations in the make up of the sales. I think I would look at the average sales price to see what's happening in the market. Pending sales declined 7%. The number of active listing increased 48% compared to last December. The months of inventory is at 1.7 months. This is one of the lowest inventory levels in the metroplex.

Dallas Area Residential Sales Report  - Carrollton/ Farmers Branch 2018

In 2018 there were 1,739 home sales in the Carrollton, Farmers Branch area. this represents a 7% decline from 2017. The average sales price rose 2% to $464,121 while the median sales price fell 1% to $430,000. I think we can safely say that sales prices were flat. Pending sales for the year were also down 7% to 1,857 units. New listings came in at 2,272 units for the year, this is a 45 increase.

Carrollton and Farmers Branch bucked the trend and came in with sales up 3%. Pending sales were also positive tho only by 1%. The average sales price jumped 16% while the median sales price rose 13%. Looks like there were some high dollar sales that pulled these averages up. The number of new listings fell 5% but the active listings climbed 97 % as compared to this time last yea when inventory was very low. The months of inventory now stands at 1.9 months. Really now much out there if you are a buyer!

This is very close to the 6 months considered a balanced market.

Dallas Area Residential Sales Report for December

Well there is no way to sugar coat it. Sales were just down 9% and pending sales fell 11% in December as compared to last December. Not shaping up for a good start for 2019. The average sales price rose 2%. The median sales price increased 4%. There was a 2% rise in the number of new listings. Active listings came in 22% higher. The months of inventory is at 2.4 months. this is a low number and buyers are having a hard time finding a home that fits their lifestyle.

The major share of the market continues to be in the $200,000 to $399,999 range with 54% of the total sales. There is about a 2.3 months supply in this range. Sales in the $100,000 to $199,999 range experienced negative sales numbers primarily due to the shortage of supply with only around a 1.5 months of inventory. Sales in the upper price ranges remain positive with a 4.5 month supply. the million plus area say a 6% increase in sales and a 7.6 month inventory.

The average sales price declined 1% while the median sales price rose 2%. We saw a drop off of 8% in the number of new listings but the active listings rose 17%. As in other cities, last Decembers active listings were very low. The months of inventory increased to 2.7 months. with 6 months considered a balanced market we are still tilted to the sellers side.

The average sales price increased 13% while the median sales price rose 11%. no prices did not increase that much. We just had an abnormal distribution of sales skewed to the high end. The number of new listings declined 7%. Active listings increased 76% but we must remember that active listings last December were very low. The months of inventory at 2.5 months is really not much of a supply.
