Dallas Area Residential Sales Report for June - Carrollton/Farmers Branch

Carrollton and Farmers Branch followed the trend of most of the northern Dallas suburbs in June. Sales fell 12% and pending sales were off by 11%. The pending sales number is not a good sign for July sales. The average sales price declined 1% but the median sales price rose 2%.
The number of new listings increased 6%. The active listings jumped 54%. This number is a little deceiving because it's a comparison to the active listings in June of 2017 and last July saw an extremely low inventory. The months of inventory did increase to 2 months. with 6 months considered a balanced market, you can see even with the slow down in sales and the increase in active listings, we are still very heavy tilted to the seller side.

I don't normally report on the rental market, but I thought it might be interesting to see how it's doing in light of the down homes sales reports. The numbers I am about to report are for homes, condos, and townhouses combined.
Rentals were up 11% in June as compared to last June. The averages rental price rose 2% while the median rental price was flat. Not much movement there. Pending rentals rose 19%. The number of new listings increased 4%. The active rentals climbed 6%.
It; sort of looks like so people decided to rent instead of buy.

Median Rent: $1,700
Pending Rentals: 2,496
New Listings: 5,062
Active Rentals: 5,184

Dallas Area Residential Sales Report for June - Frisco TX

Sales in Frisco were hit hard in June declining 24% as compared to last June. Pending sales were a little better only down 11%. With declining showings and a number of price reductions, I do not anticipate a positive sales number for July.
The average sales price did increase by 3% and the median sales price rose 2%.
The number of new listings fell 6% but the active listings rose 22% taking the months of inventory to 3.9 months. this is as high as its been for a number of years.
Continued declines in sales coupled with increasing inventory will move this market into a balanced supply very quickly. Sellers need to understand that the market is changing and price their properties accordingly.

Dallas Area Residential Sales Report for June - McKinney TX
McKinney was no different from it's neighboring communities with sales down 18% in June as compared to last June. A small glimmer of light is the pending sales which were up 10%. However, with the declining showing we are experiencing in July, I don't anticipate the Julys sales numbers will be positive.
The average sales price dropped 3% and the median sales price fell 2%. Another sign that buyers are not felling a compelling rush to buy.
The number of new listings increased 10% while the active listings jumped 26%. The months of inventory now stands at 3.5 months.
Sellers, you need to realize that the market is changing rapidly and that pricing is critical.

Not a good month for homes sales in the Allen area. Sales dropped 12%. Pending sales looked better only down 3%. It's beginning to look like the market is over it's strong tilt to the seller side and moving back to a more normal market. Buyers do not fell compelled to buy today! Showings are declining and inventory is rising.
The average sales price did increase 7% and the median sales price rose 1%. New listings grew 3% while the active listings climbed 17%. This took the months of inventory to 3.1 months. While this number is still well within the sellers side (6 months being a balanced market) declining sales combined with increasing inventory, will get us to a balanced market quickly. 
Sellers if you want to sell your home, it is incumbent upon you to recognize this changing market and pricing is critical.

Dallas Area Residential Sales Report for June - Plano TX

Well Plano wasn't as bad as some other areas. Sales were only flat. However, pending sales took a 9% drop! Not a good sign for July. The average sales price did managed to climb 11% while the median sales price rose 6%. New listings fell 1% but the number of active listings rose 24%. The months of inventory increased to 3 months. This is the highest it's been in a very long time but is still only half way to the 6 months considered a balanced market.
