Buyers were very active with sales up 21%. The average sales price increased 9% while the median sales price rose 1%. Pending sales were up 9% so we can anticipate next months sales will be positive. As in other markets we saw an increase in the number of new listings. In Frisco's case they were up 16% and the active listings climbed 26%. even with these large increases in inventory the months of inventory only moved to 2.8 months. 6 months is a balanced market.

Sales just keep trucking along!
In May sales in McKinney were up by 14% as compared to last May. The average sales price rose 9% while the median sales price climbed 10%. Pending sales increased a scant 1%. We had good news with new listings which jumped 25% and with the active listings that were up 53%. Ever with theses nice increases in inventory, the months of inventory only climbed to 2.5 months. 6 months is a balanced supply/demand.
About 40% of the active listings are builders new homes and only 3 of these are under $300,000.

Sales were off
There were a couple of areas that had a sales decline in May and Allen was one of them. Sells declined 8%. The average sales price continued it's march upwards with a 4% increase and the median sales price joined the increase up 11%. The pending sales number dropped 13%. For now, this just looks like some monthly gyration in the numbers. New listings climbed 9%, The number of active listings jumped 11%. While increased inventory is certainly good news for buyers, The months of inventory only rose to 1.9 months. not even close to the 6 months considered a balanced market.

Sales exploded in May. Up 23%! The average sales price rose 13% while the median sales price climbed 15%. These averages were pulled up do to a number of sales occurring in the upper price ranges. Pending sales showed an 8% increase so we can surmise that June sales will be positive. There was good new on the inventory front for buyers. New listings increased by 22% and the number of active listings were up 27%. Unfortunately these increases only took the months of inventory up to 1.9 months. It's still a sellers market.

Sales in this area were down by 11% but the pending sales showed an 8% increase. The average sales price fell 2% while the median sales price dropped 3%. All of this just looks like some short term gyrations in the market. The number of new listings rose 14%, The active listings climbed 8%. While the increase in inventory is welcome if you are a buyer, the increase only moved the months of inventory to 2.2 months. We continue to be very tilted to the favor of sellers.

Sales were up by 3% in May as compared to the same time last year. The average sales price increases 6% and the median sales price rose 4%. Pending sales took a 14% decline as the inventory of available homes for sale fell to 0.9 months. For a very long time now, Richardson has had the lowest number of homes for sale of any other area in the Metroplex and it doesn't look like this situation is going to change anytime soon. The number of new listings declined 1% and the active listings dropped 6%. Richardson is very much a sellers market.
