Well Allen bucked the trend in November. Sales were up 17%compared to last year. Pending sales however, told a different story off by 20%. not a good sign for December. The average sales price increased 3%. The median sales price rose 2%. New listings jumped 50% while the active listings came in 59% higher. As in other areas we have to remember that these numbers are a comparison to last November when listings were very low. Looking at the months of inventory gives you a better picture of available homes and in now stands at 2.9 months. This is a low number and Allen is well in the seller category.

Dallas Area Residential Sales Report for November - Lake Highlands/NE Dallas

The Lake Highlands and NE Dallas area have been experiencing a slow down in sales for several months now and November was no exception. Sales were of by 29% compared to last November.  increased Pending sales came in flat. The average sales price was up 2% while the median sales price fell 1%. New Listings jumped 43% and active listings climbed 24%. these numbers are misleading because last Novembers numbers were very low. A look at the 2.9 months supply of homes on the market is a better indicator of supply.

Dallas Area Residential Sales Report for November - Richardson TX

Richardson experienced a small decline in sales of 6% as compared to last November but the pending sales were up 6%. Sort of a wash. The average sales price was flat while the median sales price increased 4%. New listings climbed 8%. Active listings showed a whopping 45% increase. This is a distortion in the data caused by inventory being very low last November.  A better look at supply is the months of inventory which is now at 2 months. This is a very short supply and buyers are still having a difficult time finding a home that fits their lifestyle.

Sales in November were down 10% as compared to last November. However, pending sales came in up 11%. The average sales price rose 8% and the median sales price climbed 6%. There was a large increase of 22% in the new listings puling the active listings up 23%. Months of inventory increased to 3.1 months. This is still well short of the 6  months considered a balanced market.

Sales in north Dallas remained positive in November as as hi dollar buyers purchased homes, sales were up 6% while pending sales rose 12%. Looks like North Dallas will experience positive sales numbers for December. The average sales price  jumped 24%. The median sales price fell 13%. There was one sales for $18,000,000 that is screwing up these averages. New listings climbed 10%. Active listings declined 3%. The months of inventory is now at 5.1 months. Very close to a balanced market.
