Dallas Area Residential Sales Report for May - Frisco TX
Home sales were not so good in May. Sales declined 6%. The average sales price rose 2% while the median sales price was up 1%. Sales prices have been moderating over the last several months. Pending sales weren't any better down 17%. That does not bode well for June sales numbers. The number of new listings dropped 3%. Not good if you are a buyer! The active listings rose 27%. This number was effected by the decline in the pending sales. The months of inventory climbed to 3.4 months. A couple of more months of falling sales combined with rising inventories could find us close to the 6 months considered a balanced market.

No slowdown in home sales in McKinney. May saw an increase of 21% in Sales as compaired to lasy May. The average sales price was up 2% and the median sales price rose 5%. Price increase have been moderating over the last several months. Pending sales did drop 3%. We'll have tp waite and see if this means anything. New listings came in up 17%. Active listings increased 31%. the months of inventory now stands at 2.9 months. Some good news if you are a buyer but we are well short for the 6 months considered a balanced market. McKinney is still tilted to the Sellers side!

Things did not go well for home sales in Allen during May Sales fell 14%. OUCH! The average sales price declined 1% and the median sales price was flat. Pending sales didn't look good down 15%. There was a 17% increase in new listings and a 29% rise in the number of active listings. The months of inventory shot up to 2.7 months. 6 months is normally considered a balanced market so we are still in a sellers market but a couple of more months like May could change that quickly.

Sales remained strong in May. Up 13%. The average sales price increased 1% while the median sales price climbed 3%. Price increases have been slowing down in the Plano area for the past several months. Pending sales declined 3%. Have to wait and see about this. The number of new listings increased 6%. Active listings jumped 32%. As in other areas, the percentage increase in the active listings is an anomaly caused by last Mays active listings being very low. The months of inventory did increase to 2.6 months but this number is well short of the 6 months considered a balanced market. Plano is still in the sellers market column.

Well no slow down in Richardson in May. Sales were up 14%. The average sales price was 19% higher that last May and the median sales price 13%. Pending sales were also up a strong 10%. we did see some increase in inventories. New listings rose 12%. The active listings jumped 64%. While that sounds like a big increase, it;s a little deceiving because it really shows how low inventories were last May. The months of inventory did increase to 1.4 months but this is a long way from the 6 months considered a balanced market. It;s a sellers market in Richardson!

Dallas Area Residential Sales Report for May
Dallas Area Residential Sales Report for May
Sales remained good in May. Up 9%. The average sales price rose 4% while the median sales price increases 5%. It looks like we had a few more sales in the upper price ranges that pulled that median number above the average. New listings climber 5%. Active listings jumped 13%. The pending sales number was down 1% and while that's not huge, it is the first time in many months we have seen a negative number. Just going to have to wait and see what happens. The months of inventory rose to 2.7 months. With 6 months considered a balanced market, we have a long way to go before we get out of the sellers market side of the equation.
Sales: 11,302
Average Sales Price: $323,216
Median Sales Price: 266,500
Pending Sales: 11,161
New Listings: 14,826
Active Listings: 22,425
Months of Inventory: 2.6
