Dallas Area Residential Sales Report for March - Garland TX


Home sales in Garland fell 7% in March compared to the same period last year. Pending sales were however up 4%. The average sales price increased 3%. The median sales price rose 5%. New listings rose a healthy 29%. Active listings were up 70% compared to last March when listings were extremely low. The months of inventory tell the real supply number and it is at 1.6 months. 6 months is considered a balanced market so you can see we are still very much in a sellers market in Garland.

Well it looks like all the buyers were in this area in March. Home sales were 33% higher than last March! Pending sales rose 17% so April is shaping up well. The average sales price increased 3% and the median sales price came in up 1%. New listings saw a 75 increase. Active listings jumped 47% but you must remember inventories last year were very low. The months of inventory is only 1.9 months.

Lots of negative numbers in this report. Homes sales fell 18%. Pending sales declined 3%. the average sales price dropped 6% and the median sales price was off by 1%. I almost ran out of verbs!
The number of new listings was flat. The number of active listings increased 30% but one has to remember that this is a comparison to last March when inventory was very low. The months of inventory only stands at 2.5 months and that is not much!

not a good months for home sales in Celina! Sales were down 17%. Ouch! However there was a sliver lining with the pending sales which were up 9%. The average sales price dropped 6%. Median sales price fell 7%. The number of new listing declined 12% but with the slow down in sales, the active listings increased 29% taking the months of inventory to a balances market of 6 months.

Prosper fared better than some of her neighbors with home sales up 20%. Pending sales were even better rising 27%. Looks like April will be a positive sales month. The average sales price did decline 1% and the median sales price fell 3%. New Listings increased 17% while the active listings were up 205 compared to last March. The months of inventory now indicated a balances market at a 6 months supply.

Home sales eked out a 1% gain compared to last March. However all is not rosy in the northern suburbs. Keep checking in over the month OT see how sales fared as I report their numbers.
The average sales price was flat while the median sales price increased 2%.  New listings climbed 2%. The active listings are 20% higher than last year. There is now a 3.3 months supply on the market. this is still well short of the 6 months considered a balanced market.

As in the past, sales are concentrated in the $200,000 to $400,00 range and represent 53.7% of all sales. If you are looking for any thing below $200,000, you will have a very difficult time. Sales from $400,000 to $999,999 have slowed. Sales above one million were up 3% and there is a 13.9 month supply.

The average sales price eked out a 1% gain while the median sales price rose 5%. The number of new listings rose 24%. Active listings climbed 60% compared to last March when inventory were very low. The months of inventory is now at 2.8 months. That's really not a lot home homes to choose from.
