Dallas Area Residential Sales Report for April - Richardson TX
Sales were flat in Richardson compared to last April. Buyers are still out there but they are having a hard time finding homes in Richardson that fit their lifestyle due to the very low inventory. The months of inventory now stands at 1.3 months. This is one of the lowest inventory levels in the area. The average sales price increased 2% as did the median sales price. Price increases have been moderating for several months now. Pending sales declined 1%. The number of new listings increased 34%. The active listings jumped 66%. I know these numbers look like huge increases in supply, but it's really a statistical anomaly caused by extremely low inventory last year.
