Single-Family:
Sales were up 4% in June as compared to a year ago. The average sales price Jumped 20% while the median sales price rose 16%. A lot of that increase was several sales in the upper price ranges. Pending sales increased 25% so we can look to July as being a good month. The number of new listings fell 5% while the number of active listings increased by 3%. The months of inventory now stands at 2 months. 6 months is considered as a balanced supply/demand number.
