Dallas Area Residential Sales Report for January - North Dallas
North Dallas Sales were up 3% in January as compared to last January. The average sales price climbed 37% while the median sales price rose 13%. There were several more sales of million plus homes than normal that pulled up these sales prices. Pending sales fell 5%. Not sure what this means for February sales. The number of new listings dropped 15% and the active listings declined 4%. the months of inventory now stands at 3.9 months. 6 months is considered a balanced market so we are still titled to the sellers side.
