Richardson TX Residential Sales Report for January

It's just really hard to find a home in Richardson

Single-Family:

Sales were off by 16% in Richardson as compared to this time last year. However, if you take into consideration last month's 44% increase in sales and the fact that Richardson has the lowest inventory level of any area in our MLS system it's easy to see why sales might have been off. Buyers just could not find a home to purchase.
The average sales price was up 1% and the median sales price increased by 6%. Pending sales dropped 9%. The number of new listings fell 8% and the active listings rose  by 19%. The months of inventory now stands at 0.8 months.

Average Sales Price:$231,962
Median Sales Price: $210,000
Pending Sales: 82
New Listings: 79
Active Listings: 81
Months of Inventory: 0.8
